Henry –

 

A division of the property into two or more lot s requires a subdivision plat and connection to the public sanitary sewer is required.

 

The existing house might be connected to the sanitary sewer.  There is a public sewer main immediately to the west and east.  It shows up as a green line in the map below. 

 

Approval of a subdivision is not out of the question, and would likely be supported or approved if it is in the right configuration. The zoning is R This property is in city limits, and subdivisions at an urban density (3 or more lots per acre) are preferred over rural density.  Keep in mind that SE 30th Terrace shown running through the property is not a public street.

Mike,

 

Could you help me out? A good friend needs to settle his parents' estate. There is a lovely house out by the lake. 

 

We must work with the heirs of the estate. One of the heirs thinks we can subdivide. 

 

1. I do not think the City Code will allow subdivisions. (for you)

 

2. It is more valuable to the buyer as one parcel. (for me) 

 

The real estate broker is always better off having checked with the authorities.
