35 years of real estate experience on your side. The majority of my career has been dedicated shopping Mall re-development, commercial leasing, commercial sales, Mixed-Use/TIF redevelopment and real advisory roles including but not limited Sale, lease, zoning and platting issues.

College Hill TIF Development – This $36,000,000 Private/Public changed the landscape of our inner city directly across for Washburn University in Topeka Kansas. The City of Topeka, Shawnee County and 501 School district authorized over $6,000,000 in TIF financing. The City of Topeka put $4,500,000 in infrastructure from the Capital Improvement budget. Acquired and closed 40 properties to assemble 9 acres for the Mixed Use project consisting of 183 apartment units, 33 Townhomes and 24,000 sqf of retail. www.collegehilltopeka.com

Heritage Tractor – land sale for Arthur Warner. Shepherded and negotiated Sewer Benefit District on behalf of the project with the City of Topeka, Zoning Change.

Taco John’s – Topeka Boulevard and Croix –original Taco Johns ground lease, QSR land sale with

Triple Net Properties, LLC and negotiated the Poncho lease.

Taco 10th and Wanamaker – Land Sale – Zoning Change – Replacement Taco Johns deal.

Electric Cowboy


I had a very interesting meeting with Marshall Till the owner of the Electric Cowboy (Wild horse in Topeka). Last year was one of the worst years in the last 5 years in the night club business.  Top three reasons might surprise you.
1. Internet dating sites – don’t need the bars to find dates.
2. Social media – check ins on Facebook – women will go to the place where the guys are hanging.
3. Credit card debt – blue collar customer getting tapped out on credit cards.  
I leased 13,000 sqf vacant old theater in Topeka 12 years ago. The deal was started by Mike Vigloa for a deal that was gong to be the Country Opera 4 years earlier. Marshall took the building 'is as where is" leveled out the floor and made a great night club.
We looked at West Ridge Mall for a mall concept. This looks promising.
