Henry,

 

To get this done quickly, fairly, and cost effectively, I am proposing this:

 

  1. Senne works for your team on a cost-plus basis. 
    1. Without site / civil, Senne and other GC's are going to have a hard time getting apples-to-apples proposals for you.
    2. Your just never going to know if your low number is your real low number.
    3. With mutual commitment, you'll engage us to then dig in for you and get you best value.  Always our focus – best value.
  2. The upside of this is that we are both committed to each other.  It gives you speed to get pricing and work started.
  3. Other upsides to this are that we do this routinely for customers and have built internal checks to ensure everything is fair for you.  Some include:
    1. Procurement of competitive quotes on all major scopes.
    2. Open books for you.
    3. We will bid out major scopes we would estimate in-house to self-perform.
    4. We can budget with you and adjust scopes as needed in real time, preconstruction.
    5. We will prepare a detailed summary of the final work with pricing breakouts, and review proposals with you.  Once locked in, the risk shifts to us on max pricing.
  4. We are a long term contractor and value our reputation.  We have no interest in "one-hit-wonders" and will be open and fair with you.
