Henry, not sure what you are actually wanting as I am  not sure where you are going, but here is what I know. The Quit Claim Deed from Ernest L. Stark,  a single person dated November 16, 2023 TO Community Resources Council, Inc,  was filed November 21, 2023 as Document No. 2023R17583 and therefore Community Resources Council, Inc, is in title and can transfer the property.   I have researched this property I found that Ernest L Stark and Georgia E. Stark took title on February 16, 2012 filed by a Sheriff's Deed issued out of Shawnee County District Court Case NO. 2011-C-299  for Tax Foreclosure, as Joint Tenants, Georgia Stark died April 20, 2018, a Death Certificate regarding Georgia Eloise Stark was filed December 13, 2018 as Document No. 2018R20797. It has been over the ten years required by our underwriter for purchasers to hold title out of a Tax Foreclosure before it can be a valid sale.  Therefore I did not find anything out there affecting title that would keep it from being insured by Alpha National Title Guaranty, Inc, and its Underwriters. If we can be of further assistance to you regarding this matter please feel free to contact us.

Mr Kollhoff,

Will you be wanting our snow removal services?

In the past we have pushed the roadway and parking lots for $180 and we have shoveled the sidewalks and applied ice melt for $100. We have also treated the roadways and parking lots with salt for $120.

Let me know what you think, we will be out pushing snow today.

Thank you!

Henry,

Since we aren't having to deal with Dr. Dotson, that saves the $25,000 that he was asking for.

Don't move forward with the $8,000.  Let Pizza Hut deal with the engineering.

Don't add $8,000 to the contract.

Have Ed sign the extension, let's put this to bed.

This has been under contract since May 4th, 2022.  Let's not loose this deal over the $8,000.  Ed is saving $12,500 by not having to deal with Dotson.

How long has this property been for sale?  How long will it take to get another offer?

If you keep insisting on the $8,000 added to the purchase price, I believe we will lose this deal.

Thanks,

Have the deposit go hard and release the funds so we can pay Kevin.

Then add $8k to the contract.

Then we will be good to go!

We've applied for the project number from the City.  Once the City returns a number we'll submit for formal permit and provide easement legals and exhibits for an easement on the City's property.  We should have the number this week.

Thanks,
