Topeka Deal Watch, Oct 30: Drive-Thru Opening on North Topeka Blvd, a Six-House Rental Package, and Five November Foreclosures
The Topeka market is changing. In September, Shawnee County's median sale price hit $234,000, up 17% from a year ago. But active listings rose 12% to 341, and new contracts fell 29% to 137. Supply is still tight at 1.8 months, but buyers have more room to negotiate than they've had in years. Here is what's new this week that could turn into a deal. (Team Ringgold September report: https://searchtopekahomes.com/blog/market-stats/topeka-market-stats-september-2026)
- 2110 NW Topeka Blvd: A 4,518 SF freestanding drive-thru restaurant built in 2018 on 1.5 acres, with 16,845 cars a day. It's offered for lease, transfer, assignment or ground lease. No price listed. Buildings this new on north Topeka Blvd rarely come up. (https://www.commercialsearch.com/commercial-property/us/ks/topeka/retail-space-available-for-lease/)
- 1528 SW Central Park Ave, six-house package, $550,000: Six updated houses sold together, all occupied, bringing in over $6,000 a month gross. That's about 7.6 times gross rent, with leases to bring up to market as they renew. They need about 6,000 signatures to reach a March ballot. Anyone holding land near Forbes Field should watch this. (https://www.wibw.com/2026/10/29/data-center-petitions-update/)
