In response to your question last night and in your voice mail…….
Site Plan Review: See the attached letter. Per this letter, conditions 3 and 4 (traffic, stormwater) need to be addressed and approved conditionally prior to the project advancing to building permit application submittal. All of the other conditions can be satisfied at the time of building permit review.
Subdivision Plat: The applicant submitted a plat but the application is not complete because it did not include a stormwater management plan. We cannot assume that they want to use the same stormwater plan as the Site Plan Review because the stormwater plan submitted for the site plan review was found to be lacking detention. Detention is required for this project. I have discussed this with the applicant. My most recent communication with the applicant (civil engineer Mike Thompson) was on August 16-17. I will be sending him a friendly reminder in a few minutes.
At this time I don't consider the subdivision plat to be the delay. In my opinion, the priority should be on the traffic study (TIA) and the revised stormwater management plan.
