Location Description
Topeka is the capital city of the State of Kansas and the seat of Shawnee County. It is situated along the Kansas River in the central part of Shawnee County, located in northeast Kansas. As of the 2010 census, the city population was 127,473. The Topeka Metropolitan Statistical Area, which includes Shawnee, Jackson, Jefferson, Osage, and Wabaunsee counties, had a population of 233,870 in the 2010 census.
Being the state’s capital city, Topeka’s largest employer is the State of Kansas, employing about 8,400 people, or 69% of the city’s government workers. Altogether, government workers make up one out of every five employed persons in the city. The educational, health and social services industry makes up the largest proportion of the working population. The four school districts employ nearly 4,700 people, and Washburn University employs about 1,650. Three of the largest employers are Stormont-Vail HealthCare (with about 3,100 employees), St. Francis Health Center (1,800), and Colmery-O’Neil VA Hospital (900). The retail trade employs more than a tenth of the working population (11.5%) with Wal-Mart and Dillons having the greater share. Nearly another tenth is employed in manufacturing (9.0%). Top manufacturers include Goodyear Tire and Rubber Company, Payless ShoeSource, Hill’s Pet Nutrition, Frito-Lay, and Jostens Printing and Publishing. Southwest Publishing & Mailing Corporation, a smaller employer, has its headquarters in Topeka.

I-70, I-470, and I-335 all go through the City of Topeka. I-335 is part of the Kansas Turnpike where it passes through Topeka. Other major highways include: US-24, US-40, US-75, and K-4. Topeka Regional Airport (FOE) formerly known as Forbes Field is located in south Topeka in Pauline, Kansas. Forbes Field also serves as an Air National Guard base, home of the highly decorated 190th Air Refueling Wing. MHK located in Manhattan, Kansas is the next closest commercial airport, MCI in Kansas City is the closest major airport. Philip Billard Municipal Airport (TOP) is located in the Oakland area of Topeka.

Creative World School leased 17,750 square feet of space.
This twelve-room facility includes a 4,850 square foot exploratorium, featuring an indoor park area with a merry-go-round, three playgrounds with safety surfacing as well as a play area with sand and water. Also included are storytelling areas, computer stations, a variety of interactive learning centers and an extensive food preparation area. The center keeps low teacher/student ratios and is licensed for up to 300 children. McClure Real Estate sells franchises and performs site selection for Creative World today.

The third lease signed with McClure representation The Temple Gym, for 11,200 square feet.  The Temple Gym is a newly formed corporation with several locations throughout the Bay area.  The health club will be available to employees of netp@rk.tampabay, as well as to visitors of to complex.  The club's features include an aerobics room, weight training room, free weights, cardiovascular enhancing exercise equipment, a running/walking trail within the park's perimeter, and a Vitamin Bar which will provide members with nutritional drinks and snacks at reasonable prices.  The gym also offers members a pro shop, which sells fitness apparel, nutrition supplements, equipment and health and fitness books. 

The Forth lease was signed with WFS Financial, Inc. for 7,500 square feet.  WFS is a federally chartered and insured savings and loan company with assets of $4.3 billion (as of September 30, 1999).  Headquartered in Irvine, California, WFS is a principal subsidiary of Westcorp.  They offer a wider range of depository, investment, commercial banking, equity and other lending programs in 25 offices located throughout California.

Other accomplishments at netp@rk include saving over $189,000 in termination fees during the transition from a retail mall to an office supercenter. ·       Designed and implemented an aggressive, Pro-active marketing program, which targeted clients that, did not exist in the Macerich portfolio.  This aggressive campaign included the development of a sate-of-the-art contact network, providing the most current data on retail and service tenants.  My goal was to build a relationship with a new tenant and do one deal with them or put them in every property we owned or operated.  Also did day-to-day leasing on Buenaventura Plaza.  (850,000 square feet)
