Hope you're well and I appreciate your time!

 

My name is Sara Hoffman and I live in the Kansas City area. (Rock chalk!) I found you via a LinkedIn search for commercial realtors in my area.

 

I have a mission: bring the sport of surfing to Kansas City via a man-made wave pool.

 

I've been interested in surfing since high school. This interest has taken me to the waves of San Diego, Hawaii, Costa Rica and Nicaragua. I love traveling and am passionate about learning to surf but am also passionate about KC as it’s my home and has been for my whole life.

 

Dangers or fears like rocks and reefs, sea life, and rip tides, and limitations like geographic location have kept people living inland from the joy of surfing for decades. These issues are virtually eliminated with man-made wave pools that can provide waves up to seven feet high. Many companies are jumping into this space and parks are starting development all around the world. I believe Kansas City and a good part of the midwest would love and benefit from this opportunity. Not to mention that surfing is currently exploding in popularity.

 

 

What I am really trying to learn and understand is the best way to proceed with getting funding and starting up with this idea, and working with commercial real estate developers. Is it outside the realm of possibility for a commercial real estate developer to "team up" with me or invest in this idea if I am willing to deal with getting the land surveyed, working with the wave pool manufacturer, partnering with other businesses and sponsors like surf brands, branding and promoting the business, hiring employees, with occasional assistance from the developer if needed? Do these companies generally take pitches from individuals and is it best to simply reach out to them directly?

 

I have taken quite a few steps so far including contacting the most likely wave pool manufacturer and beginning a business plan and pitch deck.

 

You are clearly an extremely busy person. I would so appreciate any amount of time you may be able to take to provide any guidance given your vast experience in commercial real estate development.

Larry Ledom 11/28/2020-One more story about Seymour Packing Company. As mentioned in an earlier post, Seymours was founded in 1893 by Thomas Seymour at 524 N. Kansas Avenue, Topeka. His business was in wholesaling of shelled eggs and processed poultry. His business grew very rapidly and in 1901 he had constructed a building at Kansas Avenue and Crane Street measuring 50 feet by 150 feet, 3 stories high, with the frontage facing Kansas Avenue.  Business continued to grow and so in 1904 the Company expanded the building by adding an additional structure on the north side of the current building measuring 50 feet by 150 feet with 4 stories in height. The year 1913 saw a new building being constructed at Crane and Quincy measuring 50 feet by 160 feet with 4 stories and an elevated enclosed walkway between the new building and the existing building at Kansas and Crane.   The year 1922 saw the addition of an addional floor at Kansas and Crane, making it even in height to the added structure built in 1904. I was unable to find when the Company built the finale section to the building at Kansas and Crane but it must have been after 1922. Seymour Packing at one time was one of the worlds largest wholesalers of shelled eggs and poultry. Adding to those lines as they grew in business was frozen, liquid and dried eggs. During WWI and WWII the Company was one of many suppling food products to the Armed Services. Probably thousands of people through the years were employed by this Company. Just one of many companies that had their business in Topeka from the late 1800s into the 1900s.

During the so called “Good old days” , ICSC had Idea Exchanges and National events throughout the year.  From those events we got to see many of our friends and business associates.  A very illustrious group (in their own minds) has decided to meet for the purpose of renewing friendships, swapping stories, paying our respects by hoisting a beverage or two in honor of some of our comrades who have moved on to the Mega Mall in the sky.

 

Please feel good about yourself, for you are still remembered by those putting this “Reunion” of sorts together.  Yes, the same people that have difficulty remembering what they had for breakfast.

 

I have been informed by several of the “older” Macerich team members, lead by Mr. Ron Bondy, that they started to plan this “Come Together” last year but were of course stopped in their tracks by Covid-19.  So here we go again with high hopes and great resolve that the second attempt will succeed.
